Jigsaw Homes – Asbestos Removal and Demolition of a derelict former Silk Mill at Congleton

Davenshaw Mill was built prior to 1875 and was extended and added to a number of times over the years. The mill, which was run by the Hogg family for over 100 years, sits in a meander alongside ‘Dane-In-Shaw Brook’ and would originally have been water-powered from the weir, which is still there today. Congleton Engineering Developments Ltd then operated on the site from 1973 to 2017 but now had sadly become an empty derelict shell, badly decayed and structurally unsound as well as being at risk of extreme flooding events. The only option left for this former industrial gem was to demolish the site, carry out significant flood defence works and redevelop the site… a challenge taken up by Jigsaw Homes who set about the construction of a detached block of 21 two and three-storey apartments.

Our demolition services were commissioned as part of the groundworks package, and we commenced the works during March 2021. This was a tight site alongside the extremely busy A54 Buxton Road and great care was required throughout the project to ensure the safe access & egress for HGV’s, plant and equipment.

The project was completed on time and within budget.

This was a tight site alongside the extremely busy A54 Buxton Road and great care was required throughout the project to ensure the safe access & egress for HGV’s, plant and equipment. The works involved asbestos removal, followed by the demolition of all the mill buildings and the breaking-out and removal of all ground floor slabs, basements and foundations. Then all the hard-arisings generated by the demolition works were crushed and recycled to produce over 3,000 tonnes of 6F2 aggregate for the river flood defence backfilling works.

On top of the 3,000 tonnes of aggregate created, other waste streams generated included nearly 60 tonnes of timber, 7 tonnes of general non-hazardous mixed demolition waste, 12 tonnes of asbestos, and 153 tonnes of recycled metal products (light iron and structural steelwork). So overall 99% of all materials generated by the demolition works were recycled and reused thereby adding to the overall sustainability of the redevelopment works.
