Former O2 Call Centre Building in Bury

bury demolition

Hardcore Crushing Ltd were approached by a new client from London to provide a competitive quotation for the demolition of a concrete 3-deck multi-storey car park and internal stripping-out works in preparation for conversion of the former Tesco/O2 Call Centre building back to its original warehouse/office use.

We were delighted to find out that our quotation was the most competitive and to be awarded the contract. The works involved the careful dismantling of internal structures and ground floor accommodation within the Call Centre Hall and removing the internal first and second-floor mezzanine structure as well as stripping-out ‘back to shell’ of the staff restaurant, canteen and kitchen prep areas. Externally we also carried out the demolition of the external 3-deck car park structure and dismantling/demolition of four large external plant housing structures and removal of the chiller plant compound.

The works involved the careful disconnection and purging of internal gas, water, electric and telecom services along with the de-gassing of the air conditioning plant and equipment, all of which was completed by our specialist mechanical and electrical engineers.

We had a 9-10 week contract period to achieve completion and we are proud to state that the deadline was met despite being awarded additional works to undertake within the same timescale.

During the external demolition works we were acutely aware that we had two commercial neighbours whose offices and workshops were only a matter of metres away, and both these neighbours operated 24-7, so particular attention was required to ensure that we kept the dust and noise to a minimum, and this was quite a task when trying to demolish and break up thousands of tonnes of reinforced concrete.

To ensure that we were causing as little dust issue as possible we carried out ‘blanket dust suppression’ with specialist water atomising spray units, along with direct water hoses, as required, and to ensure that vibration was kept to a minimum we installed specialist seismic vibration monitoring equipment, which was linked to our site managers mobile phone to alert him if the vibration levels broke pre-determined ‘trigger levels’.

We also kept in constant contact with representatives of the neighbouring companies to ensure that they were happy with our approach and that we weren’t upsetting them in any way.

Nolan Redshaw is the retained agent tasked with the job of marketing the property.

Nolan Redshaw are a local independent firm of Chartered Surveyors based in North Manchester who are involved with all aspects of commercial property consultancy and who offer specialist services including professional and development advice to clients on a national basis.

Paul Nolan, of Nolan Redshaw confirmed that the reuse of the call centre would have been virtually impossible and therefore the clients have taken the sensible step of removing the considerable albeit dated internal fixtures and fittings that 02/Cellnet/Tesco, used to use.

Paul added that “We are hopeful that planning permission will shortly be granted to enable the property to be beneficially used again”.
